Shawbrook revamps range of commercial mortgages


Shawbrook BankShawbrook Bank has revamped its product range, introducing 13 tailored commercial mortgages for the property investment and trading business markets.  The product revamp provides a much broader range of funding solutions and also includes six key improvements to either pricing or criteria.

Key highlights include

  • 70% funding for short term loans at just 0.77% per month
  • A new medium term loan for investors looking to buy, refurbish and release equity from the after works value of the property
  • A reduction in the rental cover required on 3 or 5 year residential investment products
  • Reduced rates on semi-commercial investment products

Product Details:

Short term finance loan for acquisition:  We have a range of market leading short term loans that can help experienced property professionals access finance quickly and efficiently.  Ideal for auction purposes where a customer is looking to purchase residential, mixed use or commercial property. Rates start at 0.70% per month with loan sizes from £75k to £2.5m, terms from 3 to 18 months and up to 70% LTV.


Short term finance for light refurbishment:  Specifically designed for residential and mixed use light refurbishment projects, these products can help experienced property investors to make a quick purchase and complete decorative refurbishment prior to being let or resold. Competitive monthly rate of 0.84% with terms from 3 to 12 months and up to 70% LTV.  Loan size ranges from £75k to £2.5m


Medium term finance for light refurbishment:  This product is ideal for clients purchasing a residential property with the intention of completing minor decorative refurbishment before letting out the property with up to 70% of the afterworks value available. Loans from £75k to £2.5m with a margin of 5.45% above 3 month LIBOR and 3&5 interest only or part capital repayment options.


Residential investments:  This product range covers a number of property types from single investment property and multiple units; HMO/student lets to portfolio finance.  There is a choice of terms from 3 to 30 years with interest only, part capital and full capital repayment options.  Margins are from 4.95% above 3 month LIBOR with up to 75% LTV available on loans from £75k to £2.5m.


Commercial investments:  For investors looking to finance a commercial investment, there are a choice of term and repayment options with interest only, part and capital repayment options from 3 to 30 years.  Loans are typically used for purchases or refinances in the retail, office and leisure sectors.  Margins start from 5.95% above 3 month LIBOR with up to 75% available on loans from £75k to £750k


Trading businesses:  For trading businesses in the office, retail, light industrial and leisure sectors, we can help experienced business operators access the finance they need to realise the potential of their business.  Funding is typically used to finance the purchase of a new premise or raise working capital by remortgaging an existing business property.  We also have a product that has been specifically created for public houses. Loan size is from £75k to £750k, up to 75% LTV and a range of part and capital repayment options from 3 to 30 years.
